yep i have the last 2 years (also showing increasing wages) and make more than enough to qualify and no debt at all. thought about doing an LLC last year for tax purposes but the hassle and little bit of money saved didn't seem worth it. he said the problem is just verifying it. i sent him screenshots of my dashboard, Amazon payments statements, Paypal statements, and i even convert the Amazon Payments monthly summaries from .csv to PDF each month and sent those too. he's got bank statements showing daily transfers from Amazon. i might try a local bank today. local credit union told me underwriting wouldn't approve me due to DTI even though i have no debt?

 

Just curious, but why an S-corp over an LLC? Especially for someone just turking/crowdworking

I don't know what mturk suite is, will check it out though. The way I have tm and scripts setup though is how I am finally havimg 100$+ dollar days so I hope it doesn't become obsolete

TM will become obsolete when they shut down www (old site) , but you and I both hope that won't happen for a very, very long time

 

yeah but what's funny is my rent is higher than the principal, interest, homeowner's insurance, and property taxes combined. only "debt" is one credit card which i've never carried a balance on (so to them i have $25 debt as that is the minimum due each month). DTI is 1% hahaha

 

Do you carry a balance on credit cards? Do you let a balance post on your cards before paying the balance each month? It also matters how many credit cards you have and if the loan you are looking at is able to be sold as a Sallie Mae or Freddie Mac loan. If they are then the lender can ignore zero balance credit cards. If it can't then they assume $25 debt payment per month per zero balance credit card. Do you have a car loan?

It's odd that the tax returns and bank statements showing the deposits aren't enough. That's all our lender said I would need. (I will admit that everyone says our lender makes miracles happen and we are terrified of losing her eventually.)
