    Oh, no worries! It's already a valid concern and we will be re-visiting the offer price and closing costs at the end of the week with the owner. We were pretty firm on that because of the fact the house hasn't been legitimately sold in a couple decades. We are still well within our ability to drop and get our escrow deposit back. We went into this knowing the land lines were messed up and that some of the house possibly wasn't to code, so we were careful AF about it cause both our agents knew there was a solid chance we would have to pull out. We don't want to, but things don't always go as planned.

    Tho I thought the whole point of randomized appraisors now was that they wouldn't just appraise it with the value we made in mind? We don't really want them to fudge shit, we want it totally honest. If the house is worth less, we would want to know and either re-negotiate or pull the hell out lol.

    Our final offer is contingent on the house appraisal and the owner is very aware. Everyone pointed out that it would be stupid for him to be difficult about a drop if the value comes in significantly lower because it's unlikely someone else would get a different appraisal number (by much anyway) and he wants to move ASAP/can't afford his taxes/will be making a huge profit no matter what cause his daddy basically gave him a house for 1/3 of its value lol. But, dude is friggen crazy, so we really can't predict what his next insanity will be.

    The owner was basically annoyed we insisted on a separate mold inspection, but I keep flashing back to the mold in the ducts we didn’t know about at the last house and Bearnie’s near death.

    Appraisers are randomized, however they are made aware of teh purchase price. I have purchased homes that legit come in 1k over accepted offer value. It's not a coencidence if the home is truly justified in its value. If your home is truly outdated and the comps used really reflect a lower value, you will get an accurate value of the home. I hasd an appraisal once where the home was defintely valued at what I offered, howeer you could tell the appraiser was pulling at strings and giving value for things that usually dont matter(half of windows updated, painted basement walls, shared porch, multiple walkways, parking slab). These are generally very minimal things and usually not brought up on an apraissal(usually).

    As long as you had a decent home inspector go through, everything that you were concerned about should have been written up and then negotiated off the accepted offer price. I assume you've done all that already and the owner is just a hothead thinking his home is worth more than it is.
