The bathrooms/kitchen are badly in need of an update/the fixtures are basically wrecked and we don't know how they lived with that for so long, but the inspector said it was structurally the most solid house he's seen in years and that he thinks the offer we gave (which was significantly lower than the original sale price) was in the ballpark of the right number and he sees it possibly coming in 5-10k less than we offered, but not a huge gap other than that. It's kinda bonkers the guy didn't update his house because it would have added more home value than he would have spent. Also why anyone lives with a rusted out sink that will flood the bathroom, I couldn't tell you. BUY A NEW SINK DINGUS WTF. Instead, he bought a new RV and then realized he couldn't afford his own property tax. Solid dude.

The inspector then asked our agent to let him know if we dropped out cause he's in the market and it's a beautiful log cabin on a hiking trail. Back off my house bruh.

Thanks A BUNCH for the info tho! I feel a little less totally panicked than before. Birdie buys her first nest has been an extremely stressful experience thus far. I'm only like 60% as panicked now.

haha. You'll be fine. The first house is always the most stressful. I was so confused and I didnt know what any of the numbers meant. But as long as your inspector says the home is fine and the structure is fine(I love clean basements and plum walls. Nothing more sexy than a dry basement), you'll be fine. Updates will happen when you get around to them, but as long as you dont have any glaring issues besides the price and value, you're golden. You'll find with a lot of older homes with older owners that they put sentimental value into the value of thier home. Once you shave that off, you'll find yourself with a decent value home thats been usually well cared for despite it needing to be updated. Rental properties and turking are my side hustles, so I am always available for advice, good and bad. lol.
