    We are buying, but everyone has told us they think the house is likely to come in under the offer price for a variety of reasons and we'd have to renegotiate at that point. The house isn't as updated as the houses surrounding it and half of its square footage is a basement shop.

    We have no real way to gauge a good sale value because the guy was given the house from his dad, so he "bought" it for a very small sum. The house next to it has more living space, doesn't need totally new bathrooms, but has a good bit less land, and sold for a bit less just a few months back. But, who knows how it will shake out. I'm almost sure it won't come in as high as our offer but hoping it's within a few grand, cause I'll eat that cost.

    We wouldn't sweat this as much with normal, rational people, but this guy is already under the impression his house is worth more than everyone else's on the block and thinks he's underselling it to us...and it's 100% definitely not worth that much. We aren't sure he would drop if the bank value comes in 10k+ under the offer and there's only so much we would eat out of pocket before we said screw it and pulled out. Dude wouldn't even pay to have the land lines assessed cause he's just that cheap and irrational. He was under the impression he owned county easements...he does not.

    Answer: Auditors.

    Banks don't trust new technology because they don't want to be the guy who tries it out and finds out that there's some giant ass security problem with it and now all their customers got their shit stolen. This is counter intuitive sometimes because sometimes banks don't move fast enough with stuff that would actually help boost security (like 2fa)

    But getting something new and fancy cleared through audit and compliance is a pain in the ass.

    Reach out to your realtor on this one. You likely have a clause in there that allows you to either 1) negotiate the lower value 2) low the purchase price to the value that it comes in at. 3) back out. I buy rental properties on the side and this has happened a few times to me. More often than not, you will be protected. Just reach out to your realtor and verify. Also, when it comes to purcahse transactions, the appraisor is made aware of the purchase price so the home "usually" comes in right where you need it. ;)

    I work for a company that manages the electric power grid. Don't even get me started. I've consulted for banks in the past, and I also often talk with consultants on our site who've consulted for banks. They think we're stupid paranoid compared to what they go through at financial institutions. Based on my consulting experience I'd tend to agree.
